Signs Your Stop Tap Needs Replacing

Won't turn or is seized solid

You try to turn it and the handle won't budge, or it snaps off in your hand. Gate valves seize after years of not being used, especially in hard water areas like Chatham. If you can't turn it, you can't isolate the water in an emergency, and that's dangerous.

What to Do Before We Arrive

Don't force a seized stop tap

If it won't turn, don't keep forcing it. You'll snap the handle off or crack the valve body and make it worse. If you need to turn the water off urgently and the internal stop tap won't work, use the boundary stop cock in the pavement outside your house.

Clear under the sink

The stop tap's usually under the kitchen sink. Clear out all the bottles, cleaning products, and junk stored under there so we can access it easily. Makes the job faster and you won't have to move wet, dirty stuff while we're working.

Check if you've got a boundary stop cock

There should be a boundary stop cock in the pavement outside your house (Yorkshire Water's valve). We'll need to turn that off while we replace your internal stop tap. If you can't find it, don't worry, we'll locate it.

Warn people in the house

We'll need to turn the water off for about 30 minutes to an hour while we fit the new valve. Let anyone in the house know so they don't try to use taps, flush toilets, or run washing machines while we're working.

How We Replace Stop Taps

Turn off the water at the boundary stop cock

We'll locate the boundary stop cock in the pavement outside your house and turn it off. This isolates the water supply so we can work on your internal stop tap without flooding the place. We carry a stop cock key on the van.

Drain the pipe

We'll open a tap downstairs to drain any water sitting in the pipe between the boundary stop cock and your internal stop tap. This stops water gushing out when we cut the pipe.

Remove the old stop tap

We'll cut out the old valve using a pipe cutter or hacksaw. If it's soldered in, we'll heat the joints to remove it. If it's compression-fitted, we'll undo the nuts. Old gate valves are often crusted with limescale and corrosion, so they don't come apart nicely.

Fit the new quarter-turn valve

We'll measure the gap and fit a new quarter-turn lever valve. These are much better than old gate valves: they turn 90 degrees to shut off (not multiple turns), they don't seize, and they're easier to operate in an emergency. We'll solder or compression-fit it depending on the pipe type.

Test and restore water

We'll turn the water back on at the boundary stop cock and check for leaks at the new valve. We'll test the new valve opens and closes smoothly. Once it's all sound, you're done. We'll leave it in the open position so you've got water again.
