HomeEmergency PlumberWater Leak Repair

Leaks start small. A drip from a compression joint under the sink. A damp patch behind the toilet. A wet spot on the ceiling below the bathroom. Left alone, they get worse, and by the time you've got a proper leak, you're looking at damaged plaster, ruined carpets, and a hefty repair bill.

We'll trace the leak, work out if it's a loose joint, a corroded pipe, or a failed seal, then fix it properly. Most leaks are fixed in an hour or two once we've found the source. If it's hidden behind tiles or buried in a wall, it might take longer to access, but we'll quote you before we start ripping anything out.

There's no call-out fee when you book with us. We'll give you a fixed price for the repair, and our 12-month guarantee is included with our membership plan.

Signs You've Got a Water Leak

⚠️

Damp patch that won't dry

If you've got a damp patch on a wall or ceiling that won't dry out even with the heating on, there's water getting in from somewhere. It's usually a slow leak from a pipe or radiator valve that's been dripping for weeks. Common in older properties around Gillingham High Street and Rochester High Street.

⚠️

Dripping sound when taps are off

If you can hear dripping when all the taps are off and the toilet's not refilling, you've got a leak somewhere. Check under sinks, around the toilet base, and in cupboards where pipes run. If you can't see it, it might be under floorboards or in a wall cavity.

⚠️

Water meter spinning when nothing's running

Turn off all taps, don't flush the toilet, make sure the washing machine and dishwasher are off. Check your water meter (if you've got one). If it's still ticking over, you're losing water somewhere. Could be a small leak that's costing you money every day.

⚠️

Musty smell in cupboards

A musty, damp smell in under-sink cupboards or bathroom cabinets usually means a slow leak that's been going for a while. Check for wet patches, discoloured wood, or actual drips. Compression joints on waste pipes can work loose over time and start weeping.

⚠️

Unexplained increase in water bill

If your water bill's gone up and you've not changed your usage, you might have a hidden leak. Yorkshire Water will sometimes check your supply pipe for free if you suspect a leak on their side, but anything past your stop cock is your responsibility to fix.

What to Do Before We Arrive

1

Turn off the water if it's serious

If it's actively leaking and causing damage, turn off the stop cock to stop more water getting in. If it's just a drip, you can leave it until we get there, but put a bowl or towel under it to catch the water.

2

Check the obvious spots first

Look under sinks, around the toilet base, behind the washing machine, under the bath (if you've got an access panel). Most leaks are in visible places where joints have worked loose or washers have failed. If you can see the leak, that saves us time tracing it.

3

Take photos of damage

If the leak's caused damage (wet carpet, stained ceiling, ruined furniture), take photos before we arrive. You'll need them if you're claiming on home insurance. Most policies cover water damage but check your excess and whether it's worth claiming.

4

Clear the area

If we need to get under a sink or behind a toilet, clear out any bottles, cleaning products, towels, whatever's stored there. Makes the job faster and you won't have to move wet, soapy stuff while we're working.

5

Tell us where the damp patch is

If it's a hidden leak causing a damp patch, work out where it is in relation to bathrooms, kitchens, or pipes. A damp patch on a downstairs ceiling below the bathroom is likely a waste pipe or shower tray. A patch on an external wall might be a burst pipe that's frozen and thawed.

How We Fix Water Leaks

1

Find the source

We'll trace the leak back to its source. If it's visible (dripping tap, leaking joint), that's quick. If it's hidden (wet patch with no obvious cause), we'll check above it, around it, and use our experience to narrow it down. We don't carry thermal imaging cameras on every van, but we can book one in if needed.

2

Assess the damage

We'll work out if it's a simple fix (tighten a compression joint, replace a washer) or something bigger (corroded pipe, failed seal that needs cutting out). We'll quote you the price before we start the repair.

3

Fix or replace the leaking part

If it's a loose joint, we'll tighten it or replace the washer. If it's a corroded pipe, we'll cut out the damaged section and fit a new piece. If it's a failed seal (on a shower tray, bath waste, or sink), we'll re-seal it properly with silicone or plumber's putty.

4

Test and check for other leaks

Once we've fixed it, we'll turn the water back on and check the repair under pressure. We'll also check nearby joints and pipes for any other issues while we're there. No point fixing one leak only for another to start dripping next week.

Common Causes of Water Leaks in Chatham

Most leaks in Chatham properties are down to age, hard water, or poor installation. Victorian and Edwardian properties around Railway Street and Military Road often have pipework that's been bodged over the years, with odd joints and mismatched fittings that eventually fail.

Compression joints working loose

Compression joints (the ones with a brass nut that you tighten) can work loose over time due to vibration, thermal expansion, or just not being tightened enough in the first place. They're used a lot under sinks and on isolation valves. Easy fix: tighten the nut or replace the olive inside.

Corroded copper pipes

Copper pipes can last 50+ years, but hard water eventually causes pinhole leaks, usually along the underside where condensation sits. Older properties in Chatham city centre and Rochester High Street often have original copper that's reached the end of its life. You'll see green corrosion around the leak point.

Failed push-fit joints

Push-fit plastic joints (Speedfit, JG, etc.) are common in modern plumbing, but if the pipe wasn't cut square or the insert wasn't used, they can leak. They can also fail if someone's pulled on the pipe or knocked it. We'll either refit it properly or replace it with a compression joint.

Perished washers and seals

Washers in taps, ballvalves, and isolation valves perish over time and start weeping. Seals around shower trays, baths, and sinks can fail if they weren't fitted right or if the silicone's gone mouldy and cracked. These are usually quick, cheap fixes.

We'll always tell you the cost before we start. These are typical price ranges, your exact quote depends on the job.

Got questions? Here's the quick answers.

How much does it cost to fix a water leak in Chatham?
An accessible leak (under a sink, visible pipe joint) costs £85 to £150 to fix. A hidden leak behind tiles or under floors costs £150 to £300 depending on how much access work is needed. We'll quote you before we start cutting into anything.
How do you find a hidden leak?
We'll start by looking at where the damp patch is and working backwards to likely sources. Bathroom damp on a downstairs ceiling usually means a shower tray, toilet waste, or sink trap. External wall damp might be a frozen pipe. We use experience and logic rather than expensive cameras for most jobs, but we can bring thermal imaging if needed.
Can a small drip cause serious damage?
Yes. A slow drip might only be a few drops per minute, but over weeks and months that's gallons of water soaking into timber, plaster, and insulation. You'll get mould, rot, and structural damage if you leave it. Fix it early and it's a cheap job. Leave it and you're looking at builders, plasterers, and decorators as well as us.
Will my home insurance cover the leak repair?
Most home insurance covers the damage caused by a leak (carpets, ceilings, furniture) but not the cost of finding and fixing the leak itself unless you've got trace and access cover. Check your policy. Some insurers will want you to use their approved plumber, others let you choose. Either way, get the leak fixed quickly to prevent more damage.
How long does a leak repair take?
Visible leaks (loose joint, dripping tap) take 30 minutes to an hour once we've got the parts. Hidden leaks take longer because we need to access them first. If we need to lift floorboards, cut into plasterboard, or remove tiles, it could be half a day. We'll give you a time estimate when we've assessed the job.
Why do compression joints leak?
Usually because they weren't tightened enough, or the olive (the brass ring inside) has worn or been reused when someone did a previous repair. Sometimes the pipe end is damaged or not cut square. We'll take the joint apart, check the olive and pipe end, and refit it properly or replace the damaged parts.
Can you fix leaks on the same day?
Yes, most leak repairs are done same visit because we carry compression joints, washers, pipe sections, and push-fit fittings on the van. If it's something unusual (a weird shower valve, an old imperial-size joint, a sealed unit that needs ordering), we'll make it safe and come back with the part.
What's the difference between a leak and a burst pipe?
A leak is usually a slow drip from a joint or a pinhole in a pipe. A burst is when a section of pipe splits open and water pours out. Bursts need fixing immediately because they cause flooding. Leaks can wait a few hours, but don't leave them for days or you'll get worse damage and a bigger bill.
